CMB commenced work on the Mechanical contract for the new Warwick Road South Apartment complex in Manchester in August of last year and now 12 months into construction, the development is beginning to take shape.

Building on our established partnership with the McGoff Group, Warwick Road South is an exciting new residential development in Old Trafford, Greater Manchester.

The new development consists of three distinctive four and five-storey blocks made up of 80 1 and 2-bedroom apartments, all benefiting from a generous terrace or balcony overlooking the Old Trafford Cricket ground. The development will be provided as affordable tenures to meet the needs of first-time buyers and will offer a high-quality residential living complex in a highly sustainable location with excellent transportation links.

As lead mechanical contractor, CMB Engineering’s scope includes ventilation, domestic services, drainage and sanitaryware provision.

Each flat utilises a self-contained mechanical ventilation with heat recover (MVHR) system, providing fresh supply air and extracting stale moisture laden air from kitchens and bathrooms.  Hot water is generated by a Dimplex Edel air source heat pump (ASHP), which takes heat from the external air operating between -7°C and 35°C and produces hot water up to 60°C.  Each system is supplemented by electric panel heaters and immersion sensors.

The project is due to complete mid December 2025 and is ahead of schedule. The CMB Blackpool office are pleased to be working on this new development and we look forward to showcasing its progress in the near future.
