The Kingsway Fourth Floor Fitout Now Complete

Following our successful delivery of Swansea City Centres 71/72 The Kingsway at the start of 2025, CMB Bristol in partnership with CMB West are proud to have delivered the £1.3 Million Mechanical & Electrical services for the prestigious office fitout on the fourth floor of The Kingsway development, under Main Contractor Overbury.

The Kingsway boasts 114,000 sqft of commercial floorspace, providing flexible co-working and office opportunities for innovative tech, digital, and creative businesses. This single-floor fit-out is now operating as a modern workspace, featuring offices, call booths, a kitchen, and toilet facilities.

The majority of the MEP installation are on show, as the building is designed with minimalist fair faced concrete walls and soffit construction and full height glass elevations.

The M&E works included:

• Removal of existing services

• LV distribution

• Lighting & lighting controls

• Emergency lighting

• Small power

• Fire alarm system

• CO₂ monitoring

• Heating & cooling

• Domestic hot & cold water

• Ventilation systems

• Fire-rated ductwork

• CRAC units

• Leak detection

• Gas suppression system

• Testing and commissioning
