Another project has been successfully handed over to a satisfied client under CMB Engineering – this time, Spelthorne’s Eclipse Leisure Centre. CMB provided the £4.3 Million Mechanical contract on the £43.5 Million development, which recently secured the title as the largest Passivhaus leisure centre in the world.
Based in Staines-upon-Thames in Surrey, the facility boasts an eight-lane 25m swimming pool, a learner pool, splash pad, spa, gym, a 6-court sports hall, multi-use sports courts, 2 fitness studios, 950 square metres of fitness space, soft play, a clip and climb area, four 3G football pitches on the roof terrace, and a café. The building is truly remarkable and stands out as a fantastic addition to Spelthorne Borough Council, with it already being popular among local residents.
Having carried out the Mechanical contract throughout the duration of this project, CMB provided the entire Heating System comprising of Package Plantroom containing Gas Fire Boilers, Pumps, and external Air Source Heat Pumps, serving Radiant Panels, AHU’s, Fan Coil Units, Pool Plant, and the Domestic Hot Water System.
Chilled Water Systems were also installed, comprising of the external Air Source Heat Pumps, serving AHU’s, Fan Coil Units and MVHR’s. Meanwhile, Ventilation Systems were made up of 8 AHU’s, 11 MVHR’s, numerous Fan Coil Units, Chemical and Acid Store Extract System, and Plantroom Ventilation Systems – all to comply with Passivhaus.
The CMB team also carried out the Automatic BMS Control System, Above Ground Drainage Systems, Hot and Cold Water Services, Sanitaryware, DX Cooling Systems, Testing and Commissioning, and Thermal Insulation to Mechanical Services.
The building has been designed to consume up to 60-70% less energy compared with a standard new building, through optimising natural daylight and generating its own energy from renewable sources.

Commissioning for Passivhaus was undertaken by CMB and our team and was an extensive task in evidencing the Passivhaus requirements. We worked closely with Passivhaus experts, Gale & Snowden, as well as VZDV on the final design, to successfully secure this achievement.
We’re pleased to announce Eclipse Leisure Centre went on to win Silver at the iESE Public Sector Transformation Awards, recognising the council’s ambitious vision to successfully create one of the most sustainable leisure centres in the world.
We were delighted to work with Willmott Dixon on this milestone project, adding to a growing list of ultra-energy efficient, future-climate ready projects we are working on with the contractor – including Hackbridge School (the UK’s first Passivhaus ‘Plus’ Primary School), Harris Academy (the UK’s largest Passivhaus Secondary School), and now also Hounsome Fields (the first Climate Change Primary School Pilot project developed by Hampshire County Council to target a Passivhaus Classic certification).
